Payments

Payments are sent by traditional mail to the ADDRESS: given by the landlord.

Readjustments

They are made biannually, except for special agreements, like the Consumer Prices Index (CPI) from the previous period. The first readjustment is done in such a way that it matches with months January, April, July and October.

Discounts on Payment

All price reductions shown on the payment have been previously authorized by the landlord on a written document, except for those that relate to emergency repairs. Emergency repairs are those that can jeopardise the physical integrity of tenants or cause serious damages to the leased property.

Lease Payment

The money is sent to your bank account three days after the payment has been made.

Repair Expenses

El arriendo se paga dentro de las fechas de vencimiento que figuran en el contrato de arriendo. El pago se puede efectuar en cualquier sucursal del banco con que tenemos convenio.

Repair Expenses

Two budgets are needed, which are sent for the landlord’s evaluation. If we can not get in touch with the landlord, a budget will be authorized by our management. If these damages can jeopardize the tenant’s physical integrity (floods, gas leaks, or electrical short circuits), reparation are undertaken urgently and the landlord is informed later.

The repairs with costs over UF 5 have to be inspected by skilled company personnel. (The UF is a Unit of account that is used in Chile. The exchange rate between the UF and the Chilean peso is constantly adjusted to inflation so that the value of the UF remains constant).

Service Commission

Service fees for Management is 8% + Tax (with a minimum payment of UF 0,70) over the value of the lease. If many Properties are managed for a single client, a special commission will be arranged.

What happens if the tenant does not pay?

Within 10 days of delay we send a non-judicial collection.

Within a month of delay the lessee's and co-signer's information is sent to the credit bureau.
