They are payed monthly by the accounting system. The system’s main characteristic is its detailed billing level which gives complete information to the co owners. The strata fees can also be sent by email.
They are usually due on day 5 or 10 of each month, depending on the communities’ joint ownership policies. Each co owner receives a bill with the charge details. The collected money is deposited in the community's account.
An energy consumption’s study has to be made, according to the electric power systems and heating units of each community.
Once the Management Committee accepts our fee proposal, an assembly of co owners should be undertaken to designate a new administrator. This assembly is organized by us without any cost.
Our fees are a % of the strata fees’ full amount and they are include-ingles-inglesd with the strata fee’s payment. The % is studied case by case, it depends on the building.
They are selected by the Management Committee taking into account the staff selection system that our company has.
Three different budgets are needed and these are sent and evaluated by the Management Committee. If they do not get back to us, the repairs are authorized by our management. If there are damages that can jeopardize the physical integrity of the tenants (floods, gas leaks, or electrical short circuits) they are urgently fixed and the Management Committee will be notified later.
The repairs with costs over UF 5 have to be inspected by skilled company personnel.
According to the Real Estate Joint ownership Law, Nº 19.537 article 5:
If a co owner does not pay in the due date, the debt will yield interest fees.
If 3 or more strata fees are not paid, with the Management Committee’s authorization Fuenzalida Propiedades files a request to the electric company to cut the co owner’s electric power supply.
